Do you reside among the rolling green hills of Thousand Oaks, California? If so, then you know what a beautiful place it is to live. You also know that it can be so hot and with only moderate rainfall. And, although you may not mind the warm weather, it affects your Thousand Oaks roofing regardless.
The scenery in this area of Ventura County is so inviting that you want to spend time outdoors. But that very same sun you seek and enjoy can also cause great harm to your home’s roof. The constant exposure to the sun and the collection of heat that occurs can leave you with a vulnerable roof.
Thankfully there are a few things you can do to limit the damage caused by the sun. Or, at least catch any damage before it gets too bad.
TILE ROOF REPAIR PROJECT
The tile roof leaked at both sides of the chimney because the chimney flashing was installed incorrectly. We replaced all the rotted plywood, added new chimney flashings, added double layers of 40 lb underlayment, re-installed original tiles.
For this Thousand Oaks roofing project, the roof also leaked around the perimeter of the roof, because the previous contractor did not install an eave riser along the eave of the roof to along the water to drain, as recommended by manufacturers.
To make it worse, no drip edge was installed. So the water was trapped at battens underneath the tiles and rotted plywood, rafter tails, and fascia boards along the perimeter of the roof. We replaced all the damaged wood, added new tile rise, edge metal, and double layers of the underlayment. Below, you'll see each step of this project.
For this Thousand Oaks roofing project, we removed damaged plywood around the chimney and installed new chimney flashings. The previous chimney flashings were installed incorrectly, causing a leak.
We then removed and replaced the damaged plywood and prepared for the 40 lbs of roofing underlayment to begin roof installation and replacement. Replacing the plywood is necessary to avoid rot.
Installing new roof tiles where the damage occurred. The existing tiles are out of production so we installed different colored replacement tiles in the rear which can't be seen from the ground (a common practice).
Due to wood rot, the rafter tiles were spliced. The rotted fascia boards were removed and replaced with new ones. Before we could install new tiles, we replaced all damaged plywood.
Along with the plywood damage repair, we completed wood damage repair completed along the bottom part of the roof where the new installation took place to ensure the longevity of the new materials.
When roofing Thousand Oaks homes, we install new underlayment and tiles. In this case, we completed the wood damage repair project and the new roof installation was then complete.
NEW SHINGLE AND FLAT ROOF INSTALLATION IN THOUSAND OAKS
This customer initially contacted us for leak repair. After we started the job, we discovered that too much damage had occurred and that it would be more cost-efficient to replace the entire roof. For this Thousand Oaks roofing project, we installed new Landmark Pro Max Def Georgetown Grey Composition shingles. In the flat roof section, we added a new roofing membrane using a torch-down process.
Here, we completed wood damage repair. All plywood was replaced with new plywood. We removed the rotten Gable structure and prepped for new roof installation on this home in Thousand Oaks.
A new gable structure was built to divert water and avoid future leaks and rot. In the next step, we begin new flat roof installation. In this project, we also have an addition of a new roof membrane.
Here is the new flat roof installation. We applied a 3 ply roof membrane (underlayment, smooth membrane, granulated membrane) using a torch down process on the newly installed flat roof.
When roofing Thousand Oaks, this project ended with the installation of new 40lb underlayment and new Landmark Pro Composition shingles in Thousand Oaks by All Climate Roofing.
ROOFING THOUSAND OAKS: SHINGLE ROOF TRELLIS REPAIR
In front of the window in this Thousand Oaks home, there is a 4’x6’ wood trellis to allow light to pass through the window and it is beautiful architectural detail. Unfortunately, the trellis had rotted and several attempts have been made to repair it by other contractors all unsuccessful. The beams were cracked and misaligned. In order to repair it correctly we removed approximately 200 sq. ft. of shingle roofing, removed 5 end beams of an 8 ft. section, and attached new beams back with structural screws. All wood surfaces were painted with 3 coats of matching exterior primer paint.
This is the trellis described above that was cracked and misaligned during this roofing project.
We removed the existing roofing materials, wood sheathing and beams.
We replaced 5 beams that were extremely damaged and rotted and added new roofing materials.
The final repairs of this Thousand Oaks roofing project. The home came out beautiful!
