NEW COMPOSITION SHINGLE ROOF IN WESTLAKE VILLAGE
This cozy home is nestled in Westlake Village. The existing roof is about 30 years old, perfect time for replacement. We replaced damaged plywood, installed new metal flashings, 40lb underlayment and Vista composition shingle “Sienna Blend” from Malarkey.
Westlake Village can be very hot in Summer, this house needs better ventilation for the hot Summer days. We installed 2 Solar attic fans at top roof sections of the roof and 2 O’hagin Static vents at lower parts of the roof. Hot air will rise and be sucked out by the solar attic fans, and cooler air will flow in through the lower O’hagin vents. We strategically located solar fans and vents in parts of the roof to maximize the air flow and cooling effect.
Other updates we have done on this house include installing new fascia boards and 5” seamless gutters around the house.

WESTLAKE VILLAGE TILE ROOF LEAK REPAIR
For this Westlake Village roofing project, the homeowner reported water leak through solar tube in their bathroom. After we inspected the roof and attic, we concluded that the real cause of the leak is the clogged tile pan along the stucco wall that are a few feet away from the solar tube.
Because water travels, where problem happens on top of the roof and where leak occurs inside the house are often apart. In this case, the leak had happened for a while along the tile pan, but the customer did not know until water finally traveled to the solar tube and leak through inside.
We lifted all tiles, removed the existing underlayment, and cleaned the tile pan thoroughly. We installed double layers of 40lb underlayment on entire repair section. Around the solar tube and all vent flashings, we installed 2 layers under the flashing and 2 layers over the flashing, totally 4 layers of underlayment.
We also performed roof maintenance on the entire roof. We replaced all the broken tiles, waterproofed all the flashings, and cleaned all valleys and tile pans. If the customer had done regular maintenance in the past, this leak would have never happened. This is why we “preach” regular roof maintenance to all our customers.
