Our workmanship warranty covers all the workmanship defects during the warranty period. The warranty is transferrable to the new property owner. However, we do require the roof to be maintained regularly. We offer a 10-year workmanship warranty on all of our new roofs and re-roofs. We offer up to a 10-year workmanship warranty on most of our repairs.
The Manufacturer's warranty is against the manufacturer's defects on materials only. However, if the roofing system is not properly installed according to the manufacturer's requirements, the warranty could be voided.
You can register for the warranty on the manufacturers' websites when the roofing project is completed. However, many manufacturers don't request pre-registration. Homeowners can keep the original paperwork and only contact manufacturers when the homeowners detect problems.
Composition Shingles
Pros:
Composition shingles are low-cost combined with decent durability. They come in a variety of looks and colors to choose from.
Cons:
Composition shingles are more susceptible to thermal shock, fire, and wind damage. It usually has a longer life span in the cooler climate.
Concrete and Clay Tile Roof
Pros:
Tile roof is very durable and can last 50 years with routine maintenance. Tile roofs are resistant to fire, wind, and moisture. Tile roofs help conserve energy in cold and warm climates since air can circulate under the loosely laid tiles. Last but not least, tile roofs come in a variety of colors and looks, providing the most prestigious and classic looks among all the other roofing types.
Cons:
Tile roofing is relatively heavy and some homes cannot support it without structural improvements. Tiles can break when you walk on them, especially the lightweight tiles. Tile roof is also relatively more expensive.
The life of the roof depends on several factors such as: the workmanship of installation, the types of underlayment and roofing materials being used, the weather condition the roof is subject to, roof pitch and roof design, and if the roof is being maintained regularly. We need to inspect your roof before we can provide you an estimate of how long your roof can last.
A roof maintenance program is most important to the longevity of a roof. When you do detect a problem, please do fix it right away before it expands deeper and wider in the area.

For a composition shingle roof, a new roof is needed when you notice signs such as: significant loss of granules due to wind, rain and wear and tear, damaged eve board, patches of shingles lifted by wind, discoloration of shingles indicating algae growth that can break down shingle and underlayment, etc.
For a tile roof, a damaged and rotted eve board as well as multiple leaks are good indicators that the roof underlayment is wearing out. We can also examine directly the condition of the underlayment by removing tiles at different parts of the roof.
For a flat roof, when you notice that the roof edge delaminated, edge metal rusted, fascia and eave board rotted, counter flashing detached, and roof membrane cracked and deformed, it is usually time to re-do the roof.
No. We do need to get an accurate measurement of the roof, which is always different from the measurement of the house. In addition, we also need information on roof pitch, roof geometry, and other roof details to provide you an accurate estimate.
